Uh Oh! What We Do When Things Go Sideways

We do our very best to ensure your settlement process stays smooth and stress-free.

While it is not common, it is possible that one or two things can go sideways during your settlement process. This could be anything from bank delays, a missing document, or an issue with removing items from a property.

From our side of your settlement, there is also a lot of silent work happening in the background to keep things moving.

Our clients, like you, usually only see the exciting aspects of the process, like signing documents and the anticipated key handover, but a lot of our responsibility is in silent troubleshooting. A file can look “quiet” from the outside, while there’s actually a hundred emails and calls happening behind the scenes to keep it on track.

When we do come across a situation where things go sideways or we identify a delay, we are well prepared and stay calm under pressure. We’ve perfected our problem-solving techniques for over 20 years, and have come across a variety of situations, so there’s very little that we haven’t come across before. We’ve seen it all and we know how to tackle it all.

If we identify that there is a missing document from the bank, for example, there is a real risk of delay fees and potential scenarios of frustration. To solve this for all parties, we would contact the bank and broker to clarify what happened within the process to cause this delay, as well as discuss what is needed to fix the issue at hand. Simultaneously, we’d be keeping our client and agent updated, to ensure everyone was kept abreast of the status. Working closely with all parties, we would fast-track the missing documentation and schedule follow-ups to ensure nothing else halted its progress. Following the resolution, we’d then be able to proceed with the settlement as planned.

These types of situations can happen sometimes during the settlement process, so it’s important to us to have a clear and direct line of communication with our clients.

We’re always happy to assist where we can, as well; if we had a client who was physically unable to remove items from a property for any reason, we would be able to assist in finding removalists to lend a hand in the clear out. This not only helps the client in moving their items, but eliminates any stress that was lingering in figuring it out on their own.

Problem solving and clear communication is something that we hold to a high standard. We understand that some processes in your settlement are out of your hands, so we’re always here to step in and assist with identifying and solving things that we find that stand out as a potential delay or roadblock.

Want to know what you can do on your end to ensure your settlement goes smoothly? We put together a pocket guide for you, and recommend you have a look as both a buyer or a seller. This guide will help you avoid delays, get organised prior to settlement, and build a stronger rapport with your settlement agent.

We also have some suggestions here that might help you stay relaxed during your settlement.

It is important to ask questions if you are unsure about anything; our friendly team will happily walk you through the process and help in any way we can.
